Whether you’re buying your first-home or your third, purchasing real estate is a big financial decision. When working with me, you’ll have access all the loan products you need to help you reach your goals, including:

Conventional Financing

Conventional financing can be used to purchase your primary residence, second home or investment property.  Monthly private mortgage insurance is required if you put less than a 20% down payment; however, this can be avoided by taking out two loans (i.e., piggy-back) where neither loan exceeds 80% of the purchase price.  Depending on your goals, either option may be best for you.  When working with me, that is something we discuss and determine together.

FHA Financing

FHA financing offers affordable financing for those with limited funds to buy a home as the minimum down payment requirement is only 3.5%, offers very competitive rates, and the seller is allowed to contribute up to 6% of the purchase price towards your closing costs.  FHA financing does have loan limits (vary by geographic location), and requires upfront & monthly mortgage insurance.

VA Financing

VA financing is a great loan program for present or past veterans.  This loan program does not require a down payment or monthly mortgage insurance, and offers very competitive rates.  A funding fee is required of all veterans (unless disability can be proven), but this can be financed into your loan.

Texas Veteran’s Financing

TexVet financing honors Texas Veterans by offering them loan programs at below market interest rates, with no down payment requirement.

USDA/Rural Housing Loans

Rural Development financing is a great program for people interested in living in areas outside metro areas.  However, you don’t need to live in the “boonies” to utilize this financing.  Examples of Austin-area cities that qualify under Rural Development’s geographic limits include (but not limited to):  Leander, Liberty Hill, Buda, Kyle, Hutto, etc.
